Exterior Painting

Prep Work

Wood Replacement

At your request, or if we notice some bad wood that needs to be replaced, we will inform you and let you decide to replace it or not.  Unless requested otherwise, ww use cedar wood on allof our repair work.  We prime and apply one coat of paint on the three exposed sides that could not be achieved by priming and painting after it is hung.  After the wood is up, it is caulked and then will be ready for the final coat.
 
Power Washing
We highly recommend power washing all exterior surfaces to be painted for a couple of reasons.  The most important reason is the removal of chalk.  As paint ages it breaks down to its constiuent components and loses its protective qualities, the result of tis is a very fine uniform layer of chalk, usually detected by rubbing one's hand over the surface and attracting residue on the palm.  This residue will effectively decrease the bonding between the topcoat and the substrate.  We we power wash we first spray a hypochlorite/detergent solution at low pressure on all surfaces to be painted then follow with a high-pressure rinse.  This solution kills mildew that is usually present (although not always visible) and the detergent emulsifies dirt and oily residue.  If mildew is painted over, it will bleed through latex and actually feed on them making the problem worse.

Scraping-Sanding-Priming-Caulking
Any loose paint is scraped and sanded.  If excessive peeling is present, this is probably a result of the wood not having a primer coat before it was painted the last time.  In cases like this it is usually more cost efficient to just replace the wood.  Any bare spots or new wood is primed with an exterior bonding primer.  Primers are products that are designed to bite into substrates and bond much stronger than paint, the primer in turn acts as an ideal substrate for the paint to adhere to giving an extremely tight bond.  Lastly, before painting we re-caulk existing caulk-joints where needed as well as any new wood we replace.  We use quality 55 year acrylic latex caulk.  Cheaper latex caulks have a large water content and less of the actual product, this causes the caulk to crack out a lot quicker and have a shorter life.


Painting

Unless requesting otherwise, we use and highly recommend quality Sherwin Williams paint exterior satin finish. Exterior finishes come in flat, satin, and gloss sheens. As you increase in sheen you also increase the durability of the finish. A satin finish gives great protection with out a lot of glare. We generally spray the exterior with an airless spray rig when possible. Any areas that we cannot safely get with the sprayer, we will either brush or roll. Before we spray, we cover concrete (sidewalks, driveways, etc.), pool decks, shrubbery, windows, doors, light switches, etc. Anything that is not supposed to be painted we cover or mask off. We are very careful to shield properly next to brick so that no overspray mists on the brick. We take a lot of extra time and go to great lengths to ensure our paint job is clean, neat, and professional looking.
